🌻🏡 July 2026 Market Update – A Market Finding Its Balance

If you’ve been following the GTA real estate market, you might be wondering what all these numbers actually mean.

The short version? The market is quieter than it was a few years ago, but it’s definitely not standing still.

July was an interesting month. Home sales were fairly steady, prices were still below last year’s levels, and the number of new homes coming onto the market dropped quite a bit.


📊 Here’s a quick look at what happened across the GTA:

🏠 Home Sales: 5,955 — down 0.9% from July 2025
🏡 New Listings: 14,484 — down 17.8% from July 2025
💰 Average Selling Price: $1,003,956 — down 4.5% from July 2025

At first glance, the numbers might not look particularly exciting.

But there’s something important happening underneath them.


💬 So, What Does This Mean?

New listings were down almost 18% compared with last July.

At the same time, sales were only down 0.9%.

That tells us buyers are still out there. They’re just being more selective about what they buy.

And because fewer homeowners are listing their properties, buyers are starting to have fewer choices.

We’re not suddenly back in a bidding-war market—and I wouldn’t call this a seller’s market.

But the balance is shifting.

🏠 If You’re Buying

There’s still room to negotiate.

Prices are lower than they were a year ago, and buyers generally aren’t under the same pressure to make a decision immediately.

That’s a good thing.

You can take your time, compare homes, look carefully at the numbers, and make sure the monthly payment works for you.

But I wouldn’t assume there will always be dozens of options to choose from.

With new listings down significantly, good homes that are priced properly may start getting more attention.

🏡 If You’re Selling

This is where July’s numbers are particularly interesting.

There are fewer homes competing for buyers than there were this time last year.

That’s good news.

But buyers are still very aware of value. They’re looking at comparable sales, watching prices, and they aren’t afraid to walk away if a home feels overpriced.

So while there may be less competition, pricing still matters—a lot.

A well-priced home that shows beautifully can stand out much more than a home that’s priced based on where the market was a couple of years ago.

Affordability continues to be one of the biggest factors influencing the GTA market.

Even though prices have come down from last year’s levels, purchasing a home is still a significant financial decision. Buyers are paying close attention to mortgage payments, interest rates, property taxes, and the overall cost of homeownership.

At the same time, the long-term issue of housing supply hasn’t disappeared.

We still need more homes to meet the GTA’s long-term housing needs, and the pace at which new housing can be approved and built will continue to influence the market over the years ahead.

You still have negotiating power and the ability to take your time and make an informed decision. But with fewer homes coming onto the market, the amount of choice available to you may become more limited.

July’s numbers are encouraging.

With fewer new listings competing for buyers’ attention and sales holding relatively steady, there may be an opportunity to stand out in the current market.

But pricing matters more than ever.

Today’s buyers are informed. They know what comparable homes have sold for, and they’re quick to move on when a property feels overpriced.

Right now, I’d describe the GTA market as one that’s steadily finding its balance.

Buyers continue to have choices and room to negotiate, while sellers are benefiting from less competition and improving demand. Neither side holds all the leverage, creating a healthier and more balanced market than we’ve seen in recent years.

The market isn’t booming, but it isn’t stalled either.

It’s gradually building momentum.
