Your Guide To Basement Apartments And Secondary Suites

Real estate has always been expensive, and buying a home is the most significant investment most people will ever make in their lifetime. As prices have risen over the years, it has become more difficult for many younger people to get a foot into the market. And the sharp increases over the last two years have made homeownership seem virtually impossible. To buy a house today, you may need a much higher than average income or help from a relative. What if you don’t have either of those things? Should you resign yourself to renting for the rest of your life? Not necessarily. In fact, a little out-of-the-box thinking could take you from renting to investing in a very short time.

Can A Secondary Suite Be Your Ticket To Homeownership?

Secondary suites can make buying a home more affordable in more ways than you might realize. The extra rental income can cover a significant portion of the mortgage. In addition, many lenders allow you to add the projected rent to your income and give you access to more financing. 

Most people buy or build a secondary suite with the intention of living in the main unit. However, if your lifestyle allows, you could live in the smaller space and rent out the main house. If you do, you might even see a positive cash flow from your property. 

A house with a legal secondary suite offers more resale value, meaning your equity will grow faster than a single-family home. And just like that, you’re no longer stuck in the rental market. Now, you’re a bonafide real estate investor!

Types Of Secondary Suites

Basement Apartments

When you think of renting space in your house, a basement apartment probably pops into your mind. They are the most common of all secondary suites because they are the easiest to build if one doesn’t already exist. If you buy a house with a finished basement, you’ll likely have to invest time and money to bring it up to code. However, the resale value of the home alone makes it worth it. 

Unfortunately, basement apartments do have some drawbacks. Noise complaints are common. Depending on the level of soundproofing, the basement tenant can hear everything going on upstairs, right down to your footsteps. If children are yelling or romping around upstairs, the relationship can get tense very quickly. 

Soundproofing can help, but it isn’t inexpensive. However, if it ensures a peaceful coexistence between you and your tenant, it can be worth every penny.

The other problem with basement apartments is that they are notoriously dark, which is a turn-off to some potential tenants. The windows are generally smaller, and even white paint and an open concept design will not flood the apartment with natural light.

Attic Suite

Basement apartments are everywhere, but what about building a suite above you instead? It’s a far less common option, and you’re less likely to find a home with one already installed. 

If you want an attic suite, you’ll probably have to build it, but there are many advantages to make it worthwhile.

An upper-level suite is more desirable to tenants because, unlike basement apartments, they are full of natural light, offer more fresh air and a better view. You can likely charge more for an upper unit, which can help offset the investment needed to build it. 

What about the downfalls?

You may worry less about your tenant complaining about the noise. However, you might be the one to have to get used to the stomping footsteps and clamour from above.

Your pool of potential tenants may be slightly more limited. The unit is ideal for young professionals or couples but less likely to appeal to older people with mobility issues.

Ground Level Suite

If you don’t like the idea of a basement apartment or an attic suite, why not consider building an addition? This can solve the noise and lighting issues and is an excellent option if your lot is large enough for an addition to the side or back of the house. It’s still a separate suite, but it allows easier access between the units. 

As the population ages, ground-level suites will become more popular for elderly tenants or family members with mobility issues. A house with a main-level apartment will have excellent resale value as demand increases.

Garden Suites

When you walk through your neighbourhood, you may spot some houses with converted garages or fancy sheds with extra large windows. But these curious-looking buildings are probably not what you think. Chances are, they’re secondary suites that are built on the same lot as the main house. They’re called garden suites, and they have exploded in popularity since the provincial government legalized them to address the housing shortage.

Garden suites are small but highly functional, often with open concept floor plans and modern appliances. Depending on the design, they can be breathtakingly beautiful.

A garden suite offers you and your tenant complete privacy and eliminates most or all noise complaints. They’re a fantastic way to generate income from your property or keep your loved ones close by.

A garden suite will require a significant upfront investment, but will quickly grow your equity as the house rises in value.

What’s Your Next Step?

If you decide that a secondary suite is right for you, there are two options:

1.) Buy a house with an existing suite.

This is by far the most straightforward option. Even though you may require some updates to bring the unit up to code, you won’t have to live in a construction zone. Plus, you can secure a tenant sooner and start generating rental income to help with your mortgage payments.

However, one thing to be aware of is that not all basement apartments are legal. If anything is missing, you may find it difficult to get insurance for the unit. You may also find yourself in a legal bind if someone decides to report you. To prevent these hassles, work with an experienced real estate agent with experience in investment properties.

2.) Build a secondary suite.

Building a secondary suite is ideal if you have the budget and time to wait before you can start generating income. You can decide whether you want a basement apartment, attic suite, ground level unit or garden suite. Once again, if you choose to build, work with an experienced professional to ensure you follow the code.

The nice thing about building a secondary suite is that you get a say in everything from start to finish. You can take your sensitivities and need for privacy into account.

Air Fryer Hoisin Glazed Chicken Thighs

Loaded with flavour, this air fryer-friendly hoisin glazed chicken is the perfect weeknight chicken dish. It comes together in minutes and can be prepped up to a day in advance. The air fryer allows for even cooking to ensure the chicken thighs stay juicy. Serving this alongside freshly steamed  rice and sautéed bok choy!

INGREDIENTS

½ cup hoisin sauce
2 Tbsp maple syrup
2 tsp toasted sesame oil
1 tsp Sriracha
2 cloves garlic, grated
2 tsp grated ginger
1 ½ lbs fresh boneless, skinless, chicken thighs
Sesame seeds, to garnish
Green onion, to garnish

DIRECTIONS

  • Whisk together hoisin sauce, maple syrup, sesame oil, sriracha, garlic and ginger until well combined.
  • Pour ⅔ of mixture over the chicken thighs and toss to coat. Let marinate for a minimum of 30 minutes (or up to 24 hours). 
  • Preheat the air fryer to 375°F. Add the chicken thighs in a single layer and cook for 7-8 minutes on each side. Brush with remaining sauce when you flip over the chicken.
  • Garnish with sesame seeds and green onion.

This simple Greek Goddess Salad uses green cabbage, cucumbers, and a simple homemade Green Goddess salad dressing!

Ingredients

Salad

  • 1 small cabbage finely diced, or iceberg lettuce
  • 3-4 small Persian cucumbers finely diced
  • 1 bunch green onions sliced
  • 1/4 cup chives finely sliced

Green Goddess Dressing

  • juice of 2 lemons
  • 1/4 cup olive oil
  • 2 tbsp rice vinegar
  • 2 cloves garlic
  • 1 small shallot
  • 1 cup fresh basil
  • 1 cup spinach
  • 1/3 cup nutritional yeast
  • 1/4 cup walnuts
  • 1 tsp salt

Special Equipment

  • blender

Instructions

  1. Finely dice or chop up all of the vegetables and toss in a large bowl.
  2. In a blender or food processor, add the dressing ingredients, liquids first: lemon juice, olive oil, rice vinegar, shallot, basil leaves, spinach, nutritional yeast, walnuts, and salt. Blend until smooth.
  3. Add the dressing to the bowl with the diced vegetables and mix well. Enjoy on its own, on tacos, as a side with protein, or scooped up with tortilla chips!

Imagine all of your favourite sushi ingredients deconstructed into a casserole dish. It’s the perfect way to enjoy sushi with friends and family!

INGREDIENTS:

2 cups cooked sushi rice
2 tbsp rice vinegar
8 oz imitation crab meat, shredded
8 oz cooked salmon, shredded
4 oz cream cheese
1/3 cup kewpie mayonnaise (can be found in most Asian markets, but you can substitute with regular mayo)2 tbsp sriracha
1 stalk scallion, chopped
Nari Sheets (can use the pre-cut snack packs)
Furikake

Optional Sides/Toppings
Avocado
Cucumber
Pickled Ginger
Fish Roe
Bonito Flakes

DIRECTIONS:

– Cook the rice and season with rice vinegar.
– Combine salmon, imitation crab meat, cream cheese, kewpie mayo, sriracha, and scallion in a mixing bowl. Mix well.
– Add the rice to a baking dish and flatten out evenly.
– Add the salmon&crab mix on top and flatten out evenly.
– Sprinkle with a layer of furikake.
– Drizzle with more kewpie mayo and sriracha.
– Bake in the oven at 400F for 10 minutes, then broil on top rack for 2-3 minutes or until golden brown.
– Garnish with chopped scallions
– Serve with nori sheets and any of your favourite toppings and enjoy!

 

This Easy 20 Minute Ground Sesame Chicken is made in one pan and only takes 20 minutes to make- it’s made with lean ground chicken and a lightened up sesame sauce. It’s much healthier than any sesame chicken you’d order from a Chinese restaurant- and it’s equally delicious!

 

Ingredients

  • 1/2 small yellow onion, diced
  • 1 Tbsp or 3 garlic cloves, minced
  • 1 lb. lean ground chicken
  • Salt and black pepper, to taste
  • 1/2 tsp garlic chili paste
  • 1/4 cup zero point brown sugar sweetener –  Lakanto Brown monkfruit or Truvia Brown Sugar
  • 1/2 Tbsp toasted sesame oil
  • 1/4 cup chicken broth
  • 1 Tbsp cornstarch
  • Chopped scallions and sesame seeds for garnish

Instructions

    1. Spray a large skillet with nonstick cooking spray. Heat over medium heat.
    2. Add onion and cook for 3 minutes or until softened. Add the garlic and cook for a minute longer.
    3. Add the ground chicken to the skillet and cook while breaking up into small pieces until the chicken is cooked through. Season with salt and pepper.
    4. In a small bowl combine garlic chili paste sauce, soy sauce, zero point brown sugar sweetener, and sesame oil. Whisk until well combined.
    5. Pour sauce over the ground chicken and stir to combine.
    6. In a separate small bowl whisk together chicken broth and cornstarch until cornstarch dissolves.
    7. Bring to a simmer and then add the cornstarch mixture while stirring. Continue to cook until sauce has is thickened, about 3-5 minutes.
    8. Serve over your favourite rice: cauliflower, jasmine, brown or white rice.
    9. Garnish with scallions and sesame seeds.

This is a quick recipe to enjoy the sauerbraten flavour without waiting 5 days for a beef roast to marinate. And you’ll have plenty of gravy to spoon over your buttered egg noodles and potatoes.

Ingredients

Meatballs:

  • 1 pound lean ground beef
  • ½ cup minced onion
  •  cup gingersnap cookie crumbs
  • ¼ cup water
  • ½ teaspoon salt
  • ¼ teaspoon ground black pepper

Gravy:

  • 2 cups beef broth
  • ½ cup gingersnap cookie crumbs
  • 2 tablespoons gingersnap cookie crumbs, or more as needed
  • ½ cup apple cider vinegar
  • 1 tablespoon white sugar, or more to taste
  • 3 tablespoons raisins

Directions

  1. Preheat the oven to 350 degrees F (175 degrees C). Line a baking sheet with aluminum foil and place a baking rack on top. Spray the rack with cooking spray.

  2. Combine ground beef, onion, gingersnap crumbs, water, salt, and pepper in a medium bowl. Shape into 24 meatballs using a tablespoon-sized cookie scoop. Place the meatballs on the prepared baking rack.

  3. Bake in the preheated oven until a meat thermometer inserted into the center of a meatball reads 160 degrees F (71 degrees C), 18 to 20 minutes.

  4. While the meatballs are baking, whisk beef broth, 1/2 cup plus 2 tablespoons gingersnap crumbs, vinegar, and sugar together in a medium saucepan. Cook over medium heat, stirring occasionally, until gravy thickens, 5 to 10 minutes. Add more gingersnap crumbs for a thicker gravy, or some water for a thinner consistency.

  5. Stir cooked meatballs and raisins into the gravy. Cover and simmer until flavors combine, about 10 minutes.

 

This Antipasto Christmas Wreath is the cutest holiday appetizer! It’s ready in just a few minutes and is a lot of fun to make.

It’s a show-stopping, beautiful dish to serve for a Christmas party or dinner.

It’s also easy to pull together and while it may take a little bit to make every skewer, it’s not a difficult process!

INGREDIENTS

  • bamboo sticks/picks
  • cherry tomatoes
  • mini Bocconcini cheese
  • any olives you love
  • prosciutto or any salami
  • grapes
  • rosemary for presentation
  • handful of raspberries
  • drizzle of olive oil + salt
  • drizzle of balsamic glaze would be lovely

INSTRUCTIONS

  • Take a skewer and begin to add the ingredients in any order you desire. I added a cherry tomato, mini Bocconcini cheese, olive, piece of folded prosciutto, and a grape. Do this for all 16 skewers or as many as you have on hand.
  • Arrange the skewers onto a plate and place them in a circle. Add a sprig of rosemary in between each one. In the middle you can add anything you wish, I personally had raspberries on hand so that’s what I used.
  • Add a sprinkle of salt on the tomato and Bocconcini and a drizzle of olive oil before serving. Enjoy.

NOTES

You are more than welcome to add anything you wish. Some other suggestions are brie, feta, cheddar cheese, salami or anything you can add on a skewer. Be creative with your wreath and have FUN!

There is simply nothing more comforting than coming home from work, and enjoying a nice bowl of this healthy, comforting meal.

INGREDIENTS

  • 2 tablespoons olive oil or avocado oil
  • 3 slices of cubed bacon leave out for a vegan option
  • one finely diced onion
  • 2 small finely cubed carrots
  • 1 finely chopped celery stalk
  • 3 minced garlic cloves
  • salt + pepper to taste
  • 1 teaspoon paprika
  • 1 tablespoon dry oregano
  • 1 tablespoon tomato paste
  • 1 cup of dry lentils soaked in water for 60 minutes
  • 1 cup plain tomato sauce
  • 4 cups unsalted vegetable stock
  • 3 cups water
  • handful of fresh chopped parsley

INSTRUCTIONS

  • Soak 1 cup of lentils in four cups of cold water for a minimum of one hour. Rinse and drain.
  • In a big pot on the stove, add the oil and finely chopped bacon. Let it crisp up on medium heat. I like to discard 3/4 of the oil once the bacon is cooked and leave a little in the pot before adding the onions but feel free to leave it if you wish.
  • Add the finely diced veggies (onions,celery,carrots) and sauté for a few minutes until soft. Add the garlic, and stir. Add oregano, salt, pepper, and paprika, to taste. You can always taste and adjust for salt as you cook. Sauté the garlic for one minute, add the tomato paste and stir.
  • Add the strained lentils to the pot along with the tomato sauce. Add the vegetable broth and water. Let it come to a boil, reduce the heat to medium-low and cook until the lentils are soft. This should take 35-40 minutes.
  • When the lentils are cooked, take the pot off the heat, add a handful of finely chopped fresh parsley. Enjoy

Notes

  • Leave out the bacon if you are vegan or cannot eat bacon and simply proceed to sautéing the onions, celery, and carrots.
  • Can also add kielbasa in lentil soup instead of bacon or simply leave out any meat for a plant-based option.
  • Can use all unsalted vegetable stock or all water.
  • If you find that the soup is too thick, you can always thin it out with more unsalted broth or water.
  • Soak the lentils for a minimum of one hour to overnight in cold filtered water. Drain before adding in the soup.
  • This soup can freeze, but be mindful it will thicken as it cools and sits. You can always add more broth or water to thin it out.
